"In the name of God, Amen I George Mumma of the City of Baltimore in the State of Maryland being weak in body but of sound mind memory and understanding and being also desirous of settling my worldly affairs before it shall please the Almighty to call me hence do make publish and declare this to be my last will and testament hereby revoking and annulling all and every other will or wills at any time heretofore made by me. In the first place I give and bequeath all my property effects and estate of every kind and description whatsoever whether real personal or mixed to David Mumma of John his heirs and assigns for ever in trust for the uses intents and purposes following, viz: In the first place to pay my funeral expenses and all the just and lawful debts which I may owe at the time of my decease. And it is my will and desire that if my personal Estate shall be insufficient to pay my said funeral expenses and debts my said trustee shall have full power and authority and the same is hereby expressly given to him his heirs and assigns to sell and dispose of and convey such part or parts of my said real estate as shall be sufficient to pay such of my said debts as shall remain unpaid after my personal estate has first been applied to that purpose and it shall be lawful for my said trustee his heirs and assigns and he is hereby fully empowered and authorised to sign seal and execute all such deed or deeds as may be required for conveying a good and sufficient title to such property as he may sell in pursuance of the power hereby given, whether the same be real personal or mixed. And it is my will and desire that after the payment of funeral expenses and debts as aforesaid that my said Trustee his heirs and assigns shall hold the residue of my estate whether real personal or mixed in trust for the sole and separate use and behalf of my beloved wife Susan Mumma for and during her natural life but in case my said wife shall after my decease marry then my said trustee shall hold for the sole and separate use of my said wife free from the control of any future husband one third part of the net proceeds of my said Estate for and during her natural life and the balance of my said estate for the use of my children John Henry Mumma, David Mumma and Elizabeth Ann Mumma during the life time of my said wife. And immediately from and after the death of my said wife my said Trustee shall hold the whole residue of my said estate for the use and behoof of my said children John Henry Mumma David Mumma & Elizabeth Ann Mumma their heirs executors and administrators for ever as Tenants in common and not as joint tenants. And I hereby authorise and empower my said Trustee his heirs and assigns to lease any and every part of my said real estate for the term of ninety nine years renewable for ever or for any other shorter period reserving the best rent, which may or can be obtained on such leases as he may hereafter make and he shall hold.
